We have three different room categories
Our historic part of the house was built in the 19th Century and has rooms with Art Nouveau stucco ceilings or half mansards with cozy rooftop bar slants .In our house we offer 3 different room categories.
Our rooms are very different in layout and size to some extent.
It is very difficult to characterize the different room shapes in their appeal.
Rooms : View : Front , courtyard or near the forest
DR- size : 19m ² to 26 m²
Beds: 90cm x 200cm x 200cm up to 220cm (even with extra length up to 220 cm)
Bathrooms: Bathtub partly , but mostly with shower.
The layout of the rooms in the categories was made according to location and facilities ( rooms to the front tend to be Standard , rooms facing the courtyard rather comfort and rooms with balcony / terrace rather luxury rooms).
You will be surprised by our beautiful house of a superb location in the center of Passau, ideally located between the university and train station with an approximately 5 minute-walk to the new ” center of Passau .” Decide between standard and luxury or the compromise of comfort!

Energy
Our heating system is completely converted to geothermal energy. 3 heat pumps are supplied with heat that we get from the earth. These five holes were drilled each in 140 meters depth through the hardest granite. The geothermal heat blow there is as at about 12 degrees celsius. From this temparature our heat pumps draw out the heat and produce radiator heating and hot water. We save about 2/3 of primary energy. The investment costs of about € 100.000, – pay for themselfes in about 15 years. Our contribution to the environment makes a saving of 16.9 tonnes of CO2 annually.

Since there are only a very few days in the summer in Passau hot enough, that air conditioning is not deemed to be necessary. An air conditioner is actually in very little demand throughout the year.
